Abstract

Employee performance in housing projects is shaped not only by technical capability but also by leadership quality and day-to-day job demands. Purpose: This study analyzes the effects of ethical leadership, workload, and work stress on employee performance at the Sentosa Park Medan Housing Project. Research methodology: A causal-associative quantitative design was applied using saturated sampling of 45 contract employees. Data were collected through a five-point Likert questionnaire, observation, and literature study, and were analyzed with multiple linear regression in SPSS 25, including instrument testing, classical assumption tests, t-tests, F-tests, and the coefficient of determination. Results: Ethical leadership (t=5.343; p<0.001), workload (t=6.640; p<0.001), and work stress (t=6.759; p<0.001) had positive and significant effects on performance. Simultaneously, F=47.198; p<0.001 and Adjusted R²=0.759. Limitations: The study was limited to 45 respondents within a single housing project. Contribution: The findings provide a basis for property-project management to strengthen ethical leadership, allocate workload proportionally, and manage work pressure at a productive level.
